Job Description:
The Senior Mortgage Processor will dominate in service by ensuring
the timely and accurate packaging of all first mortgage loans
originated in accordance with established policies and procedures.
Compliance with all appropriate organizational policies and procedures
as well as state and federal regulations.
Senior Mortgage Processor Summary: Serves as primary
point of contact for the mortgage process after the loan is submitted
to processing, with a focus on ensuring loan applications are accurate
and supporting documentation is complete. Responsible for analyzing
all information and documentation; verify through outside sources, the
validity of the information, calculate debt-to-income, assets, and
loan-to value ratios. Follow product and investor guidelines. Assemble
a completely documented file and submit it to underwriting for a loan decision.

Prepares mortgage loan files by reviewing loan application and
documentation. Validating information entered in LOS (Loan
Origination system) and AUS (Automated Underwriting System).
- Have a thorough understanding of industry compliance and
regulation requirements, including Credit Union, investor, FHA/VA,
TILA-RESPA Integrated Disclosure rule (TRID), Federal and State guidelines.

Performs thorough analyses of loan files to determine compliance
with credit union, investor, FHA/VA, Federal and State guidelines.

Maintain communication with applicants throughout the processing
period, assisting them with any questions and notifying them of
any additional information required.

Complete final evaluation and analysis of completed application
packages and prepare files for approval, specifying any applicable
conditions to the approval, review the commitment and any
additional required disclosures.

Assemble and review documents for submission and prepare files
for closing.

Prepare initial and/or re-disclosures as necessary.

Maintain a pipeline of 30-45 loans per month active pipeline.

Meet required time frames for file review, processing,
underwriting submission and closing deadlines.
- Direct Junior Processors to assist on files throughout processing.
- Serve as a loan partner to loan officer.

Notify borrowers, Realtors and Loan Offices of updates and
underwriting decision.

Prepare when applicable "Decline Letters" and ensure
accurate disclosure of the reason(s) for the adverse action as
soon as it is determined that applicants do not qualify.

Be available to closers and loan officers for general guideline
interpretations and questions on specific loan files.
- Back up for file set up processing and closing as necessary,
including secondary market functions.
- Assist with file preparation for closing; Back up for closing
position as necessary.
- Meet required time frames for file review and submission to
underwriting and closing.
- Perform related duties as directed by Team Lead and/or Manager.

Provide a weekly mortgage status report.

Responsible for upholding all credit union ethical standards.

Represents the credit union in a courteous and professional manner.
